House share in Graduate Hospital

I am looking for a roommate to share my home in the Graduate Hospital neighborhood. The location is close to the South Street bridge and UPenn, easily accessible from the highway and only 10 minutes from the airport and 5 minutes from the train... station. The neighborhood has great amenities: the house is a five minute walk from the Grays Ferry Triangle, a five minute run to the Schuylkill Banks trail, a five minute walk to the new Heirloom grocery store, and a five minute drive to the Sprouts/Target/Wine & Spirits building at Lincoln Square.

The house has three bedrooms, one of which is available for rent and one that serves as a shared office. The room for rent is furnished and includes a queen bed, two dressers, and nightstand. The house has an open layout so it never feels cramped and all costs and amenities are included in the rent (utilities, washer/dryer, tv). I also have a great city backyard with lots of plants. I have two friendly cats; I am super clean but occasional cat hair is inevitable. As the owner of the house, I can be flexible on length of lease and deposit.

I'm ideally looking for someone who wants a short-term or spring semester rental but I'm open to negotiating. The room will be available Jan 1, 2024 but I can be flexible on an early move-in if needed.
