The tenant agrees to a 2 year lease renewal with a 3% increase each year for 2025-2027 term.
It is the responsibility of the resident to "properly" maintain or replace any appliances (excluding the stove/oven) and not cause neglectful damage.
Residents must have pads under any furniture which could cause damage to hardwood floors. Residents may not use holes or nails to hang / attach anything to the walls. They must use adhesive which can be removed without leaving a mark.
Utilities: Tenant to reimburse owner for 2/3 monthly water bill and 2/3 monthly heating bill
Landscaping - The 1st floor tenant is responsible for all landscaping
Snow removal - It is tenant responsibility to ensure the parking, any walkway or steps are cleared of snow or ice and remain salted in freezing weather.
1. The main thermostat in the house will remain between 65 - 68 degrees from Oct 1st to April 1st and that the thermostat in the 3 season room will remain OFF all year long. If tenant wishes to heat the 3 season room, they are required to use a space heater.
2. The heating fuel type is oil. Since tank refills happen when the tank level becomes low they can be unpredictable and are not necessarily a monthly occurrence . The tenant will be billed for 2/3 of heating cost when the tank is refilled.
*Lease Terms: -Pets are considered with a one-time pet deposit and monthly pet rent. Applicants must fill out a PetScreening profile for each pet - this will determine the pet deposit and pet rent. Breed restrictions may apply. Please ask management. -No utilities included in the rent. -Security deposit is equal to one month’s rent. -Required $20 monthly Resident Package (see below for more details). -One-time $100 move-in fee (see below for more details). -Please note you must obtain Renters Insurance that includes Liability to Landlord Insurance with a minimum of $100K coverage for your new address.
